Refurbishment and Demolition Surveys

Are you planning a refurbishment or other construction job on an older building? Do you need an asbestos survey carried out first to determine whether asbestos is present on the property? If so, you will need a specific type of survey – refurbishment and demolition surveys.

Here at Astech Environmental Ltd, we are the premier team for all types of asbestos survey, including refurbishment and demolition. We take the health and safety of everyone seriously, so we handle each survey in a safe and controlled manner, providing comprehensive results.

So, to find out more about our asbestos surveys, simply get in touch with us today on 01258 442270.

Our Asbestos Refurbishment and Demolition Surveys Process

When you arrange one of our refurbishment and demolition surveys for your property, we will arrive on a convenient date to carry out the survey. Our qualified team will survey every area of your building to identify whether any asbestos-containing materials (ACMs) are present.

We will then write up a comprehensive report for you, detailing where the ACMs are located, and which type of asbestos is present. Our reports are complete with photographic evidence and your report will show that you have complied with all regulations regarding asbestos.

With the comprehensive report, we can determine how best to proceed with the removal of your asbestos-containing materials. If your construction, refurbishment, or demolition work will damage or disrupt the ACMs present, it will need to be paused while the asbestos is removed.

These surveys are a destructive process, as we have to survey every nook and cranny of the property, so they can only be carried out in unoccupied buildings. However, we work with speed and efficiency on every survey.

What ACMs Can Be Identified During the Survey?

There are many ACMs that can be identified during one of our refurbishment and demolition surveys. Asbestos can be found throughout a building, so we will need to cover the entire building thoroughly with our survey to ensure nothing is missed.

When we carry out your refurbishment and demolition survey, we will be searching for asbestos throughout the property. However, there are specific kinds of ACMs that we will be looking out for, as these are areas where asbestos was prevalently used in construction before the year 2000.

The kinds of ACMs that are likely to be identified on your property during a survey include:

  • Spray Coating
  • Gaskets
  • Vinyl Flooring
  • Insulation Board Panels
  • Bonded Cement

With our full asbestos management service, you can rest assured knowing any ACMs are identified correctly, the type of asbestos determined through testing, and the asbestos removed safely.

You can find out more about each step in our asbestos management process below.

Asbestos Survey

The first step if you suspect there is asbestos in your property is to have a survey carried out. We offer a variety of asbestos surveys for different situations, such as our refurbishment and demolition surveys. These are ideal for unoccupied buildings where extensive work is planned, but we also offer standard asbestos surveys.

Through a survey, we will identify whether any asbestos-containing materials are present on your property, provide written reports to comply with regulations, and offer advice on how to proceed. All of our reports are carried out by qualified members of our team, and we work swiftly but thoroughly.

Asbestos Removal

If the survey identifies any asbestos-containing materials on your property, these will need to be handled correctly. In most cases, this involves the removal of these asbestos-containing materials by our qualified team.

We have removed ACMs from many properties over the years, always following legal guidelines and regulations when doing so. Our qualified team will remove your asbestos safely and correctly, and we will dispose of it for you, too. Plus, we always provide certification showing that we have removed and disposed of the asbestos legally.

However, in some cases, when the ACMs aren’t likely to be disturbed or damaged, we can carry out asbestos encapsulation rather than removal. This process involves installing a protective layer over the asbestos. If you are planning extensive work on the property, however, asbestos removal is the better option.

Asbestos Sampling

In most cases before we carry out asbestos removal or encapsulation, we will first carry out asbestos sampling. This is a process that enables us to identify the specific type of asbestos present in your property, which can help determine how to manage it.

During the survey, we will take samples of any asbestos fibres found and arrange for an analysis to be carried out. These fibres will be sent to a UKAS-accredited lab, and, through a series of tests, they can identify the type of asbestos and recommend appropriate action.

There are three types of asbestos commonly found in the UK – Chrysotile (white), Amosite (brown), and Crocidolite (blue). It is highly recommended that you have sample analysis carried out as it helps determine the action required to manage the asbestos.
